Europtima team working on expansion of Janki Shopping Center

Expansion of Janki Shopping Center carried out by Cromwell Property Group is in progress. Janki is the largest shopping center in the south of Warsaw, opened in 1999 as one of the first in Poland. The investment of € 65 million will increase the current area by additional 21,000 sqm, which will create about 70 new stores.

Construction works are performed at a functioning facility which is a real challenge for all involved parties. Completion of the extension is planned for the spring of 2019.

Europtima is appointed by Cromwell Property Group to act as Project Manager and Construction Economist, while Strabag is the General Contractor.

Venue – not accidentaly – a historic building served last night as a symbolic construction site with appropriately dressed workers and building equipment. A lot of guests, interesting visual-musical effects, original choreography made this celebration a really unforgettable experience!

Hotels. The meetings market means money

The hotels in Poland respond to demand up to certain size. What is missing – says Gaby Tayoun, President of Europtima – is not the hotels, It’s the lack of major convention.

Some cities in Mediterranean Region live of two or three conferences a year that can host up to 16000 people. Cannes have MIPIM or MAPIC, Monaco has a Media Conference, which bring life to the industry all over. Poland is not recognized from the international eyes a s a MICE destination. You are doing very well domestically, but you need to attract international Clients. You need to build your image and promote the region so MICE can become sufficiently recurrent business. Focus on one specialty, something that Poland stands out from. Take for example the furniture industry which is worldwide known of its quality – people would love to come and see it.

Promotion must start with a national strategy and come down to local governments and hotel operators. Investors will come where the opportunity is solid  – Gaby Tayoun.

Shopping Centers. Investment boom in Warsaw

The future of shopping centers is not only upgrading the facilities but also upgrading the experience of the customer. What are going to be the new shopping centers? Are they going to be completely different?– asks Iain Leyden, Europtima Regional Director –  Customers nowadays come to the stores not necessarily to buy something but to experience the product, try things on, have some unique customer experience which they can share on Instagram with their friends. Shopping centers should be looking at how they can draw the customers to their mall, how they can create this individual experience and make people come back and spend more time and money. Mobile apps that encourages the loyalty from the customer or facial recognition technology can help with that.

The new centers in the pipeline really need to take onboard the future of the retailers, and the future is less about the sales and more about the experience of individual person – Iain Leyden.

Insight into Green Building Symposium

On October the 5th we had the pleasure to attend the 7th Green Building Symposium held by PLGBC.

The venue was the iconic building Polish Bank Reduta, with the European Bank for Reconstruction and Development as a partner. The exceptionally high-level speakers brought for the discussion much needed questions concerning the impact of green buildings (Ross D. Shuster from United Technologies) and the effectiveness of the current forms of certification (prof Charles J. Kibert). The presentations touched a number of green building subjects: from financing (Terry McCallion from EBRD) to design (Piers Heath from Foster+Partners).

The presentation of dr Marcin Popkiewicz was met with great acclaim by the public, as it showed explicitly and in a visually pleasant way, that the lack of environmental protection guarantees imminent catastrophe. A presentation we wholeheartedly recommend to all doubters of renewable energy and climate change!

Neopark A with Occupancy Permit, Neopark B takes off!

The Neopark A building, supervised by Europtima team, was granted its occupancy permit. Soon the first tenants will move in – Integer Group and KönigStahl.

The project was developed by Yareal, the design was created by JEMS Architekci studio and RD Bud took care of the construction works. Thanks to a good cooperation between all key participants, we managed to create a friendly office space with modern architectural and technological solutions and high environmental standards. The project is distinguished by interesting elements of small architecture – bicycle shelters, concrete walkways with wooden benches and a green courtyard with flowery meadows.

From the technical point of view the most difficult task was to build a façade, which required individual technical documentation, but the end result was worth the effort.

Having succesfully completed building A Yareal has just started the construction of the second building – Neopark B. After its completion at the end of 2018, the entire office complex will offer 24,000 sqm of commercial space and 322 parking spaces.

It is worth mentioning that this is not the only Yareal project that Europtima team is providing Project Management services for – last year we completed the residential development Konstancińska Residence and next year we plan to finish the construction of the office building Nowogrodzka Square, both in Warsaw.

EQlibrium officially opened

The EQlibrium office building, where Europtima provided Bank Monitoring Services, was officially opened on June 13, 2017.

This is the first office development of Waryński Group. The building is distinguished by its unique façade, which resembles the digger track of the excavator, thus referring to the history of the Warynski Group coming from the machine industry. The advantages of the office building are: convenient location and access by public transportation, highest office standards and quality of materials, easily adaptable office space and a lot of natural daylight. EQlibrium comprises two connected blocks – one rising to 11 floors and the other being 6 floors. It offers a total of 9878 m2 office and commercial space and 113 parking spaces in two underground levels garage.

The building has been fully commercialized even before commissioning.

New Project – Norwegian Embassy in Warsaw

We are pleased to announce that based on agreement with Statsbygg – the Directorate of Public Construction and Property in Norway – Europtima will provide Project Management services for the rehabilitation of Norwegian Embassy in Warsaw.

The embassy building is located in historical area of Warsaw and it is listed in register of historical buildings. There is a need to enhance the functionality of the embassy and improve internal communication while keeping the original historical structure of the building. Europtima team will lead this project from sketch until completion of construction works planned for September 2018.

Welcome to the team!

Łukasz Zaklikocki has recently joined Europtima Poland to support a project team that is working on the extension and redevelopment of a shopping center in Warsaw.

Łukasz has a Bachellor’s degree in Civil Engineering from the University of Warmia and Mazury. He has been involved in preparing design documentation for various types of military developments from beginning to completion. He was also responsible for the administration of a project comprising the extension of tyre production facility. In his new position Łukasz will cooperate with the project management team, check the progress of construction work and its compliance with the project schedule.

We wish Łukasz all the best in his new role!
